Well it looks like they have finally decided to delete their YouTube and Facebook accounts haha. They have also started up with fake reviews and 'likes' to try and tip the scale of negative reviews. I guess their reputation is starting to cost them. The last few weeks of effort has earned them an extra 0.2 stars on google. If only they didn't bully their customers so badly in the first place... they wouldn't be in a scramble to save their reputation from so many vocal customers who had the misfortune of doing 'business' with them. I'm going to assume there's a good reason that the owner puts a fake face picture of herself on her own website. Inform anyone you love to stay clear of this company.

The owner of this business is a disgusting bully. She harassed me and my wife for months before we decided to put in a complaint against her. Apparently this is standard behavior for the owner, I've had a good look around and spoken to other businesses in the local area. Everyone is aware of it. She also employs bullies, I believe she encourages her employees to harass and manipulate their customers, as we received similar treatment from reception and one of their agents. Appalling! I will never return, and I will make sure all my friends and family know to avoid this horribly rude real estate agency.

PUBLIC WARNING BRISBANE & SURROUNDING AREA!!! BEWARE! This is an absolutely disgraceful and unprofessional excuse for a real estate agency. To kick off the awful tenancy with these people we were tricked into signing a 6 month lease, when we were promised 12. Not only do they regularly break basic tenancy law including issuing of completely made up breach notices if they don't get what they want, but they have a propensity to harass needlessly, and enjoy trying to making your life as difficult as they can. One of their agents even tried to commit LEGAL ENTRAPMENT against us as tenants. The so-called 'principal' of this agency Maryanne Burch works with the head of rental department Andrea Pitcher, to harass and lie constantly to tenants who will not agree to photographs being taken of their property. In fact, they harassed us so badly that they broke the lease and we were within our rights to leave. They also took months to repair anything, and constantly lied about the progress of obtaining tradesmen. I left the tenancy with 4 legit breaches against them, and absolutely zero legit breaches against me. They are beyond disgraceful. How they remain in business I have no idea. I"ll leave you with a quote from one of their top salesmen, Byron Freeborn. 'If you wanted a right to privacy, you shouldn't be renting.' AGAIN, BEWARE BRISBANE!

ILLEGAL ENTRIES – Multiple illegal entries (At least 10 over 4 years) particularly by their builder RAY FURGUSSON and his sub-contracted tradesmen. Total disregard to the legislation regarding required notice and starting times. Awoken one morning at 6.45am by him and tradesmen ripping boards from outside my bedroom. Other times found him wandering around our yard. Thought it was an intruder. Or banging on the front door early morning wanting to just pop in to check something – no notice given – didn’t care. Continued doing same even after numerous complaints. Real Estate took no action except for telling us Ray is a builder. If this happens to you, film them and tell them to leave or you will call police. He will go if you film him, ironically objects to this on the grounds of PRIVACY, however doesn’t care about YOUR privacy. It IS legal to film them so don’t allow them to bully you which they will try to do. BREACH THEM AT ONCE SO IT IS DOCUMENTED – THEY RELY ON YOUR IGNORANCE. Do not tell them you are going away or on holidays either for they will enter the property illegally. As they did with us. LIARS – Would often state they tried to phone my mobile ph regarding entry but no message and no missed calls. Same with emails! Incompetent or liars? They would do an inspection and physically tell you everything is fine then make up a breach for an existing problem, prior to our tenancy, because you have challenged them or have sought advice from the RTA. Or any minor thing they can imagine. Also lied to us about the owner seeing the property and was horrified. (The owner lives overseas and had no knowledge at all) ALWAYS DEAL WITH THESE ISSUES BY EMAIL SO IS DOCUMENTED. MULTIPLE STAFF TURNOVER - There were 4 new property managers in less than 4 years, because they all left within a year of starting. They had no prior knowledge of the property or previous correspondence between the past property managers although all correspondence was done via email. We were meticulously tidy, neat tenants and NEVER overdue any rent so they would have to invent a problem. All would harass if you stood up for your legal rights. As if they were instructed to find ANYTHING? High staff turnover indicates the failings of this agency internally. LOIS STEWARD AND NERIDAH MCVEIGH AND BELINDA ANDERSON WERE THREE OF THESE. JEFF GOING IS THEIR BOSS – THE ROT COMES FROM THE TOP! MALICIOUS ‘NOTICE TO LEAVE’ – In the midst of a dispute regarding a serious illegal entry and property damage done by them we finally got the RTA involved, (because MBRE stopped correspondence with us and continued issuing breaches for the same issue), upon which we were issued a ‘Notice to Leave’ – ‘WITHOUT CAUSE’ at the end of the lease period which still had 4 months to go. (‘Without Cause’ - means they could not present a VALID reason, therefore they knew their breaches were invalid and would not stand up in court and were of MALICIOUS intent only) BOND – Being aware of their character we cleaned the house immaculately from top to bottom, the yard mowed, hedges trimmed and shaped and so forth. Their inspection stated practically the whole house had to be re-washed and there were water marks in the kitchen sink, old stained and peeling paint in a 100yr+ house as well as other ‘made-up’ minor things, so we re-did everything. Upon re-inspection they claimed the same and had the house professionally washed, despite the fact that they re-painted the whole interior of the house as no-one would rent it otherwise. In fact the whole interior and some of the exterior was renovated with new fittings, wardrobes, the lot. Not because of us but because the house was old, neglected and in need of repair. They wanted to take nearly all our bond obviously to supplement the extensive renovations. Fortunately we submitted a ‘Bond Claim’ before them, so they would have to pay the court fee to dispute it. THE RTA WAS VERY HELPFUL. USE THEM! Whilst applying for other places to move to we found out they were writing a very bad report about our tenancy to prevent us from finding another property. THEIR VINDICTIVE MALICIOUSNESS KNOWS NO BOUNDARIES! We did get around this but cannot divulge how, here. BOND – COURT – So off to court we went. We won in 10 mins. The judge saw it for what it was and was annoyed with MBRE for: 1. Sending a new employee to court who knew nothing about the property as our property manager had resigned. (I presume because she did not want to be embarrassed in court) 2. Not returning our bond when it was clear they had no case at all and was only to inconvenience us. 3. Wasting the court’s time and expense. DON’T LET MBRE BULLY YOU OR HARASS YOU – OR – BETTER STILL – AVOID ALTOGETHER. IF YOU ARE AN OWNER – AVOID – THEY ARE INCOMPETENT AND ARE NOT SERVING YOUR BEST INTERESTS IN MANAGING THE PROPERTY. I would not take the time to write this to warn others if it were not completely true! I have all documents, correspondence with staff (Including MB herself) and photos to prove all of the above. This will serve you well if or when you end up in court.

I was a long term renter until I complained about the lack of follow up on maintenance, the owner and other trades people turned up to the property without any notice and then they did not complete the required work. The staff and the manager of Maryanne Birch do NOT care about any tenant or property as this was demonstrated through the other three houses that they also managed, as neighbours do talk to each other. All the tenants and property owners had the same experience. They lie about fixing things and upon leaving they produced the same past photos of 'damage' that did not exist. I know this as I met the previous tenants when I initially moved in...they warned me and they used the same photos with them. They will try to claim your bond for 'no reason' and cause you too much angst and a lot of money. They are bullies and liers. I would advise for any tenants to NOT rent or owners to NOT use them to manage your property. They are VERY DISHONEST!!!

We lived in a Maryanne Birch rental property for over 3.5 years (it was a great little flat and convenient to work for both me and my husband) and had dreadful experiences with them. We had illegal entries from the tradesmen (we noticed when we got home we had dirty footprints on our bench) and when we rang to complain to Maryann Birch they could not care less. Once our front stairs were removed without any notification with one piece of paper tape protecting us from a 3 meter fall. The tipping point was when an electrician came and changed our electrical meter to a full peak meter and our power bills tripled, after months of trying to explain to Maryann birch the situation they finally got the meter changed back, they implied that they would cover the cost (as it was an error from the tradespeople/maryann birch) and we signed another lease as a result. Once we had signed they changed there mind and we were left 1000$ out of pocket. They then stopped relying to our emails. A month or so after this they were fired by the property owners (we had no contact with the property owner). The new rental agency we so appalled by our treatment that they let us out of our lease early. I would avoid Maryann Birch properties in the future. If renting with them take photos of the property as there were damages not listed on the property damages list

Dishonest and totally unprofessional agency. Stay away from them.

Don't rent with Maryanne Birch Real Estate. They are crooks.

I have had 2 properties with MBRE for over 10 years. I also have other rentals. I have seen a few negative comments on here and just wanted to say that my experience as an owner has been first class and I know that they have conveyed tenants requests to me in prompt manner and followed up. There are some less than considerate owners out there and that can reflect on agencies, as can the occasional staff member that is not up to scratch. Whilst the negative comments should be considered they need to be in context as really very few comments considering the multitude of properties they would mange. Indeed I would think MBRE would be better significantly than most.

AVOID !! Never dealt with such horrible people in all my life. They suck the life out of you!!! *** bags. do yourself a favour and steer clear of Maryanne Birch .....

PUBLIC WARNING Recently finished a tennancy that spanned 5 years with this agency . From day one the house was full of problems .LOIS STEWARD Of MARYANNE BIRCH does not attend to matters . Broken dishwasher ( 3 years ) Dangerous cracked kitchen tiles ( 2 years ) , Faulty smoke alarms ( Not remedied ) Pool service a Joke over 5 yrs of complaining equipment still fails .She was reported for an unlawful inspection looking into bedrooms without authority or notice .Unbenown to the owners she rarily if ever turned up for inspections and simply didnt care , yet charged the owners for this service . LOIS STEWARD continually would harrass tenants for rent overdues even after 4 days threatening breach notice . She was obsessed with complaining and spent the majority of the week sending report after report . This woman is on a witch hunt and continually complaining and phoning and harrassing good clean tenants who looked after their property like their own . Asked why she never thanked us for keeping the property tidy ...she said ' WHAT FOR ' . AS A FINAL STRAW We spent 15 hours cleaning the house on exit and their report was fully unsatisfactory and totally LIED time and time again saying the floors were not swept or mopped .... so they went ahead and hired a cleaner to redo everything ...What a scam !!! IF YOU WANT TO BE HARRASSED NON STOP for petty matters and do not want to get trapped into a property that is not maintained AVOID MARYANNE BIRCH REALTY .
